Happy New Year- And some big congratulations to our clients!

We wish everyone a very happy & healthy 2017- and we’re very excited to wish a big congratulations to some of our clients:

First- to our sellers (and soon-to-be new owners) of 1568 McNeer Street in McLean, Virginia- priced at $1,799,000. Currently, there are a total of 36 new-construction listings in 22101 McLean priced between $1.5-2.5M– with an average days-on-market of 160. We were delighted to market-to, identify, and secure a buyer in only 99 days. And… out of the 36 new-homes available, only 3 others received contacts, demonstrating that your strategy truly does matter in this market.

Next- To our sellers (and soon-to-be new owners) at Rhodes Hill Square, priced at $864,900. There were two other units available for sale at the development, but we were able to negotiate a contract for our sellers before any of the other units received offers (one is still for sale). This was a challenging project, as we were in direct competition with new construction condos just across the street at the same time. But our strategy worked, and the sellers were able to move to their next chapter!

To our purchaser of 2548 N. Wakefield Street in Arlington, priced at $899,000. Our client was previously working with a different firm when they felt uncomfortable being pressured to offer full-price by their own representative. Now, every negotiation is different- and in some cases, offering at, or above the asking price is the best strategy. But in this case, we were able to negotiate nearly $10,000 off the price, plus inspection repairs, for our buyer. We believe every dollar counts, and will work tirelessly on your behalf.

Next- To our purchaser of the model unit at Gallery Towns by Bozzuto in the vibrant Washington Neighborhood of Brookland offered at $884,000. Even though the builder wished to use this space as a model unit for a few more months, we were able to negotiate a great deal on this brand-new home, including switching brand-new carpeting for hardwood flooring at the seller’s expense. Our buyer had just sold her condo in Hoboken, New Jersey (shout out to Jill!), so big congrats are in order as we welcome her back to Washington!

And finally to our seller of 4401 N 11th Street in the Ballston Neighborhood of Arlington, offered at $525,000. The Arlington market is on fire, and we were delighted to find a buyer for this charming 896 square-foot 2-bedroom townhouse, just moments from the Ballston Metro Station.
